Five Signs That Indicate You Need a New Roof

Your roof is essential to keeping your home warm and dry. Over time, your roof will take damage and need to be repaired or even replaced. Here is how to tell when it is time to replace your roof.

1. Water Damage

Water damage is one of the biggest signs that your roof is leaking and needs to be replaced. While our climate here in Atascadero means we may not get much rain in the summer, by winter, you may see some serious signs of water leaking in. Look for dark spots on your ceiling or streaks down the walls. You may also see the ceiling sagging if it is particularly bad. After a certain point, repairs just aren’t enough, and you need a new roof.

2. Seeing Light

If you head up to right under your roof, it should be pretty dark. If you are seeing light coming through the boards that support your roof, that is a sign you need a new roof.

3. Damaged Shingles

Shingles are a great warning sign for the health of your roof. Look for curling in asphalt shingles and pieces of shingles on the ground around your home. This can indicate damage or water seeping under the moisture barriers. Asphalt shingles may also develop bald spots where the protective asphalt granules have broken off. If you see any bald spots, you may need a roof replacement.

4. Old Roof

All types of shingles have a lifespan. Some last longer than others, but at some point, all of them will fail. Most asphalt shingles last for around 20 years, but some types last longer. Look into it and check when your roof was last replaced. If it is getting close to the end of your roof’s lifespan, an inspection can tell you when you will need to replace your roof.

5. Extreme Conditions

All roofing types have their own strengths and weaknesses. Some do well in the high wind, while others can withstand fires better. If your roof has been through major events it wasn’t designed for, you may need to replace it. For instance, if your home survived a wildfire, your roof may not be up to the next winter’s rains. Always have your roof inspected after strong weather events to make sure it is still safe and will keep your home dry.
